A triple net lease for the building and 4 to 5 acres  of  land  (including  a  substantial amount of hard surfaced tarmac).

The property maintenance, insurance and taxes would be the responsibility of the tenant.  The lease could be at a fixed rate for up to 30 years, with a minimum lease period of 3 years.
